Ever wonder how to get rid of those pesky-bothersome debt collectors?

Recently, I was talking with a friend who shared a name with another resident of her fair town. If you have a great amount of debt, especially if it’s mostly from high interest credit cards or store accounts, you’d typically get a debt consolidation loan. This would give you one monthly payment instead of many different payments. Because the interest rate is much lower than the debts you’re paying off, the monthly payment is dramatically reduced. The reason the interest rate for a debt consolidation loan is so low is because it’s a secured loan. This means you have collateral, typically a home or other real estate, securing the loan. Because the lender has collateral for the loan, their risk is much lower and that is reflected in the interest rate.

So what if you’ve got no home or real estate to use for collateral? Can you still get a debt consolidation loan? Well, you may have several solutions. One debt consolidation solution for people who don’t own a home, but still have good credit, is to use no interest credit cards. Many people get these type of offers in the mail every week. You can transfer the balance from one or more credit cards onto a new credit card. For the promotional period, usually 6 months to 2 years, you’ll pay no interest on the transferred balance. That functions like a debt consolidation loan.

Make sure you cancel all or most of the old credit cards and examine your spending habits. This will help to keep you from getting into a dangerous credit situation. This can easily arise when you have the new card with a healthy balance that you transferred over, and all your old cards still active. If you start to accrue a balance on the old cards, you’ll soon find yourself in a situation where you have multiple cards with large balances in addition to the new card with the debt that you transferred. It’s worth mentioning again. Make sure you thoroughly examine your spending habits to ensure you don’t just spiral deeper into debt by adding a new credit card.

Another alternative, if you are really in a bind and don’t own a home, is credit counseling. Credit counseling can get you a debt management solution that can allow you to become debt free within a certain period of time. A good credit counselor will work with you to develop a personal financial plan that lets you maximize the use of you money. You can do more with your current income and get yourself out of debt. They will also look into the future to assist you in planning for the future, so you have a financial contingency plan in the event of an emergency. In a worst case scenario, they will work with creditors to negotiate different payment schedules or decreased credit balances.

If you need a debt reduction or consolidation solution but you don’t own a home, do not despair. There is a solution for your problems. You can get out of debt without sacrificing everything.

You may have to tighten up a bit, but you’ll get through it with a little guidance.

Can you imagine, after a lifetime of hard work, struggle, hardships, maybe even tragedy, you’re about to end your life in poverty, disease and want unless you work till you drop?

Is that all there is? Or do you want to be in the fortunate 5% who can retire without money worries?

3. Don’t outlive your retirement income? What retirement income? They just said that 95% of you will not have enough income to support yourself.

4. Advantageous Mutual Fund, REIT’s and variable annuities? All products Wall St makes commissions on! Ask them what difference they will make in your retirement fund in only 10 years.

5. Estate planning strategies? What estate? Aren’t we talking about the 95% of baby boomers who will not be able to quit work?

No, boys and girls, I don’t think their approach is going to solve your problems!

I remember a quote, someone said that if you keep doing the same things and getting the same miserable results, you need to do something different.

You absolutely MUST change what you are doing, your trajectory, if you don’t want to end up like everybody else: broke in retirement.

Here is what you must do right now.

First, figure out what you will need to live on during retirement, say 80% of your present take-home pay.

Check with your Human Resources Dept. for a projection of what your pension will be, if any. Check with Social Security to see what your projected retirement benefits will be.

Then add in any savings or investments you have including the equity in your house and how much income that would produce if invested at 10%.

Ten percent? Unrealistic? To some. Those who do not know about the returns available from private mortgages, tax liens and other safe, sophisticated real estate investments.

Add up all of your projected incomes and compare with the 80% of present take home figure.

Your problem is now identified and quantified. You have a goal. If it is severe as I think it will be, you will have to pursue aggressive investment strategies such as real estate to catch up. You might even have to “change your lifestyle.”

Otherwise, you will end up spending your Golden Years working at the Golden Arches. How embarrassing to have one of the neighborhood kids recognize you. “Hey, ain’t that Tommy’s Grandpa?” And then to throw ketchup-doused, Tater Tots at you!

Break the Networking Code: 5 Simple Steps to Building a Stronger Network

Networking online seems simple enough, just find a spot and step right in… or not. I’ve taken advantage of the opportunity on several fronts, occasionally floundering along with the rest, or being inducted into the leadership (occasionally kicking and screaming all the way to the prized throne), and even on several occasions finding my very own niche and fitting in well.

Networks have various purposes. Often those purposes do not include networking, so if that is your goal, be sure networking is actually at least part of the purpose of the network.

Find a network that fits your style. Niche based networks need not be specifically your niche to fill the bill. I’ve found that I need input and access to people in a variety of niches to make my business work. My purpose is to find a network that uses my skills and includes folks who have skills I’m going to use.

Recently, I spoke with Heidi Caswell of http://www.heidiscards.com about creating an ad-card that would work for my tax business. While her business isn’t particularly related to my ‘tax business’ her services may prove quite helpful to my business. When I need cards for other purposes, Heidi will definitely come to mind, because she cared enough to go the extra distance and contact me. Our network is working, because we have mutual interests, although our niches are quite different.

Actively participate in the network. When you join a network, it is important to let them know what you offer, and begin to communicate what you need to others. Online, we often refer to this as “posting”. If you’re going to take time to join a network, at least jump in there and tell them why you’re there.

If you want to network with other writers, or meet people who offer marketing tools, open a thread asking for those services or information about them. Read other posts and respond, offering your services where appropriate.

Be an interactive part of the solutions. All networks based on interactive solutions and needs of the networkers find strength in their resources. When reading posts, look for ways to help, offer suggestions, or add information. Even if your information comes by way of additional questions, you’ve added something positive to a network group, by posting your thoughts.

Help with any ongoing network projects. Advertising, promotions, articles, and content have been drawn from most of her interactive network. I’m sure she could have done the job without my help, but … would she really have wanted to? Promote the network on your sites. Whenever possible, promote your networks on your blog or website – even just a tiny blip that sends your readers to that site for a referral. Online networking is primarily about building traffic to your site and growing your online business. By building traffic to your network, you are sending traffic to your site as well. It works. When you promote others, you get promoted.

People will come back to see the new ideas and thoughts on your site, and you will get more visiters through your reader referrals. When people find a great idea, they want to share it.

Create an on-going conversation

This goes along with the idea of brainstorming. Start a dialogue (kind of with yourself) about your ideas. Start posting about your new business and getting some interesting content online, so it will begin to draw readers. Send out some invitations to encourage your family and friends, and anyone you happen to network with online to visit and leave comments. Be sure you respond to any comments.

Add Meta-Tags

The thought crossed my mind recently, as I set up for a conference, that those who don't know what they want, can't possibly want more. If you don't know what it is you want, you can't desire more of it.

Possibilities are endless, as you consider your hopes and desires. It's most important to find a focus and know what you want, then set your sights on that, and commit to obtaining what you want.

I would encourage you to find one thing today that you want, and go get it.

Occasionally, a business is built on the sly, under cover of secrecy and then bought into the open when investors are sought. Investers aviod these businesses. Investors want to know who owns and who operates businesses they are investing in. They want details. They don't want secrecy. They want to know that if a business is being started it's viable. They want to know what's going on behind the scenes.

Market research requires letting the cat out of the bag, so to speak, and giving people an open idea of what your business is all about. It's a process of letting folks know that you are going to be starting a business soon, and you'll want them to come do business with you.

I've run into a few over the years that were 'secret businesses' but the investors never got paid. Business didn't develop, and ultimately the business went under, because there was no marketing plan in place.

Doing business in secret doesn't work. There is no such thing as a Secret Success. Your success will be made out there in the public eye where your marketing can be seen and recognized.

Approach Success

The journey is long and worth the effort. The opportunity is available to all. Working from home, increasing your options for retirement, living in the moment, are all viable options for the average person.

Your ideas are valuable. You can succeed by putting your ideas into motion and discovering the value of thinking outside the proverbial box. Traditional businesses after work hours consume time and effort. Once you realize that you must multiply your efforts, either by indirect or direct measures, you understand the concept of making your money work for you.

Coca Cola understood this and placed millions of Coke Machines in front of other people's business establishments. You can do this with your own business in similar fashion, by asking others to help sell your ideas, either on websites or in traditional business outlets.

Residual income is one method of multiplying your efforts. There are many ways of doing this, but the most prominent method, utilized the world over, is multi-level-marketing. By selecting a pre-established business and becoming part of the marketing power you multiply your efforts without reinventing the wheel.

The dynamic of this paradigm is that four to ten hours a week, working with a pre-established business, following their marketing regimen will result in increased overall income for your business, while increasing the overal marketability of the business.

When determining our business mode of communication, many different options were considered. We thought about a professional forum, but it seemed a bit stodgy and cold. The idea of an online web-blog just seemed appropriate somehow, and to start with, we thought it should be something easy to find, and easy to post to. Maybe something that many folks are familiar with that would encourage other's to locate something similar for their own businesses.

This was what we came up with. Blogspot has been kind enough to host our spot, until we find an appropriate website to fill our needs better. We'll be working on a creation that reeks of professionalism, audacity, and schpeel - but until then - just bring a cup of java, your favorite snack, and post away your business thoughts.
